We want every guest to arrive knowing exactly what to expect, so we'd rather be upfront about what we do and don't yet have confirmed than make assumptions about a building's layout.

Before You Book

Our four suites occupy a residential building at 48 Kennington Road, Waterloo, London SE1 7BL. If you or anyone in your party has specific access requirements — step-free access, lift availability, bathroom layout, bed height, or anything else — please contact us before booking. We'll confirm the exact layout of the suite you're considering and let you know honestly whether it will work for you, rather than leaving it to chance on arrival.

What We Can Tell You

• Each suite is a self-contained 1 or 2-bedroom apartment with its own bathroom(s) and kitchen.
• Check-in is self-service, with entry details sent ahead of arrival — we're happy to talk through the process by phone or video call in advance if that's helpful.
• Our team is reachable throughout your stay via the contact form for anything that comes up once you've arrived.

What We Haven't Yet Confirmed

We haven't formally assessed the building against a specific accessibility standard, and we don't want to guess at details like step counts, door widths, or lift specifications on this page until we have them confirmed precisely. If any of this matters for your stay, please ask us directly — we'd far rather answer a question upfront than have a guest find out something doesn't work once they've arrived.
